House Washing

How often should I have my house washed?

Most homes in Middle Tennessee benefit from a professional house wash every 12–18 months. Homes near heavy tree cover, lakes, or in humid areas may need cleaning annually. You'll know it's time when you see green or black spots on siding, especially on north-facing walls that get less sun. Regular washing prevents the buildup from becoming embedded — which makes future cleanings faster and more affordable.

What's the difference between soft washing and pressure washing?

Pressure washing uses high-pressure water to blast dirt off surfaces — effective for hard surfaces like concrete but too aggressive for siding, roofing, and painted surfaces. Soft washing uses low pressure combined with biodegradable cleaning solutions that kill algae, mildew, and bacteria at the root. It's the recommended method for vinyl, wood, stucco, Hardie board, brick, and roof shingles. We use soft washing for houses and roofs because it's safer and the results last longer.

Will pressure washing damage my vinyl siding?

High-pressure washing can absolutely damage vinyl siding — it can force water behind the siding, crack panels, and strip the factory finish. That's why we use soft washing for all siding types. Our cleaning solution does the work, and low-pressure water simply rinses it away. The result is a clean house with zero risk of damage.

Do I need to be home during the service?

No — most customers are at work or running errands while we clean. We only need access to an exterior water spigot and a clear path around the house. We'll confirm the plan during your estimate and let you know if anything specific needs to happen before service day, like moving patio furniture or closing windows on the side being washed.

Roof Soft Washing

Why does my roof have black streaks?

Those black streaks are a type of algae called Gloeocapsa magma — a cyanobacteria that feeds on the limestone filler in asphalt shingles. It spreads via airborne spores and thrives in the humid Tennessee climate. It's not just cosmetic — over time it can degrade the shingle surface and reduce the roof's reflective properties, making your attic hotter. Soft washing kills the algae at the root, removing the streaks and preventing regrowth for years.

Is soft washing safe for my roof?

Yes — and it's actually the only method recommended by shingle manufacturers. High-pressure washing strips the protective granules from asphalt shingles, dramatically shortening the roof's lifespan and often voiding the manufacturer warranty. Soft washing uses low pressure (garden-hose level) and a cleaning solution that kills the algae without touching the granules. Your roof gets clean without losing a day of its service life.

How long does roof soft washing last?

Results typically last 3–5 years, compared to pressure washing which may only last a few months before streaks return (because the algae roots weren't killed). Concrete & Driveway Cleaning

Can you remove oil stains from my driveway?

Yes — in most cases. Fresh oil stains respond very well to our hot-water extraction and degreasing treatment. Older, deeply set stains may lighten significantly (70–90%) but might not disappear completely if the oil has penetrated years into the concrete. During your estimate, we'll assess your specific stains and tell you honestly what to expect.

Why does my concrete turn black or green?

Concrete is porous — it absorbs moisture and organic material like a sponge. In Tennessee's humid climate, that trapped moisture becomes a breeding ground for algae, mildew, and moss. The dark staining you see is organic growth embedded in the concrete pores. Regular pressure washing cleans the surface, but hot-water extraction penetrates deeper to kill the growth at the source.

Will pressure washing damage my concrete?

Not when done correctly with the right equipment. We use commercial-grade hot-water pressure washers with adjustable pressure settings. We match the pressure and nozzle to your specific surface — concrete can handle more pressure than asphalt or pavers. The key is knowing the difference, and our technicians are trained to identify surface types and use the appropriate setting every time.

How quickly can you start?

Typical turnaround from estimate to service is 3–7 business days, depending on the season and project size. During our busy spring season it may be a bit longer — we'll give you an honest timeline during your estimate. If you have a specific deadline (putting a house on the market, an event, etc.), let us know and we'll do our best to accommodate.

Do you clean commercial buildings?

Yes — we serve businesses, offices, restaurants, churches, apartment complexes, retail storefronts, and industrial facilities. We carry full commercial liability insurance and can work after hours or on weekends to avoid disrupting your business. We offer maintenance plans for commercial properties that need regular cleaning.

Are the cleaning products safe for my plants and pets?

Yes. Our cleaning solutions are biodegradable and specifically formulated for exterior use. Before applying any solution, we wet down all surrounding vegetation with fresh water — this creates a protective barrier. We also cover sensitive plants with tarps when needed. After cleaning, we rinse all plants again. Pets should stay inside during the service, but the products are safe once dry — which is usually within an hour.

A standard single-family house wash takes 2–4 hours, depending on the size of the home, the number of stories, and the amount of buildup. Adding services like gutter brightening, driveway cleaning, or roof soft washing will extend the total time. We'll give you a specific time estimate during your quote so you can plan your day.

What should I do to prepare for my service?

Not much — we handle the rest. A few simple things help: close all windows on service day, move vehicles out of the driveway if we're cleaning it, bring in any items near the foundation (decorations, hoses, etc.), and make sure your exterior water spigot is accessible. We'll cover exterior outlets, light fixtures, and doorbell cameras with plastic before we start.
